Proposed Six-Storey Apartment Building for Churchill Road, Prospect

A new development plan by Antoniadis Developments aims to bring a six-storey apartment building to Churchill Road in Adelaide's inner-north, replacing three existing homes. The proposed project, located at 65 Churchill Road, will feature 34 modern apartments with frameless glass balconies, designed with "muted" colour tones to blend into the residential area of Prospect.

Key Features of the Development:

  • Demolition and Replacement: Three homes and their carports will be demolished to make way for the new apartment complex.

  • Apartment Mix: The building will offer a mix of one- and two-bedroom apartments, with seven designated as affordable housing.

  • Penthouse and Amenities: The top level will house a three-bedroom, two-bathroom penthouse, along with a community garden area.

  • Design and Aesthetics: The flat-roof building will feature an undercover carpark on the ground floor and private balconies or open spaces for all apartments. Adjustable bronze feature screens will add both functional and aesthetic value to the building.

Architectural Highlights:

  • High Architectural Standard: The building is designed to a high architectural standard with visual interest and articulation, particularly in the ground floor's masonry walls that will conceal the car park.

  • Materials and Finishes: The design includes a mix of materials in muted colour tones, such as frameless glass balconies, lightweight cement, and steel-panelling systems. Timber-look cladding and open views to the entrance lobby enhance the building's appeal.

  • Height and Compliance: The building’s height of 22.4m exceeds the maximum limit by 1.6m. However, this is considered insignificant given the context and overall design standard. The provision of affordable housing allows for a 30% increase in building height.

Impact on the Locality:

  • Neighbouring Structures: The new building will be located opposite an existing four-storey apartment building and will include a 5m setback at the rear to provide relief to neighbouring homes.

  • Public Consultation: The plans are available for public consultation until August 6, offering the community an opportunity to review and provide feedback.

The proposed development is designed to enhance the architectural landscape of Churchill Road while providing modern, affordable housing options to the residents of Prospect.
