Southwark: Adelaide’s New Suburb to Rise on Iconic West End Brewery Site
The historic site of the former West End Brewery is set to undergo a remarkable transformation, with the state government unveiling plans to establish a new suburb named Southwark. This ambitious development will feature 1300 new homes, reshaping Adelaide’s inner west and paying homage to the area’s rich history.
The suburb name, revealed on Tuesday, is a nod to the original Southwark subdivision, which dates back to 1881 and once occupied the same location. While the original proposal for the development included 1000 new homes, the government has now announced an additional 300 dwellings, highlighting the project’s scope and its potential to address housing demand.
A Landmark Development
Set on 8.4 hectares, the $1 billion project is expected to begin construction in the coming months, with the first residents anticipated to move in by late 2026. Notably, at least 20% of the new housing will be reserved for affordable sales or rentals under the HomeSeeker SA program, offering more opportunities for South Australians to enter the property market.
Premier Peter Malinauskas emphasised the importance of Southwark’s historical significance and its promising future as a vibrant community.
“This is a magnificent, well-connected location for the state government to work with developers in building a community for South Australians. It’s just a stone’s throw from our beautiful city,” he said.
“With its proximity to the CBD, Biomed Precinct, universities, parklands, and the River Torrens, Southwark will be an enviable address. It’s ideal for first homebuyers, downsizers, and essential workers who keep our state moving.”
Honouring the Past, Embracing the Future
Southwark, situated on the edge of the parklands, was once characterised by streets lined with charming cottages before the area evolved into Thebarton. This redevelopment reclaims the name and offers an opportunity to revitalise the inner west with contemporary housing options while respecting the legacy of the site.
Housing Minister Nick Champion described the project as a bridge between Southwark’s historical roots and its modern-day potential.
“Southwark is an old name for a new community,” he said.
“This billion-dollar housing development will transform the inner west and act as a catalyst for further growth in surrounding areas. Adding 300 additional homes ensures we are maximising the potential of this prime location near the city and public transport.”
Community Consultation
Residents near the former brewery site will be consulted on whether their properties will form part of the new suburb before boundaries are finalised later this year.
